What are the best cities to invest in real estate?

I’m thinking of getting into real estate investment, but I’m not sure which cities are the best. Any recommendations?
 
If you’re looking to invest, I’ve heard that the Southeast is where it’s at right now. Most of the top cities are in Georgia, Texas, or Florida. I’m actually considering Athens, Georgia myself. The rental market there is pretty solid, and home prices are still way below the national average.

Athens is definitely a good choice, especially with the University of Georgia there. College towns tend to have a lot of renters, which is great if you're looking for consistent rental income. Plus, the prices there are still reasonable compared to other markets.

I’ve also been looking into Waco, Texas. Seems like a hidden gem, to be honest. The home prices have skyrocketed in the past five years, but they’re still lower than other cities. Plus, Texas has no state income tax, which is a big win if you're investing.
 
Florida is always a safe bet for real estate, especially if you're looking at long-term appreciation. I’ve had my eye on Lakeland. It’s kind of in the middle of Tampa and Orlando, so you get the best of both worlds. Plus, home prices have been climbing there, and it’s got a strong rental yield.

Jacksonville, Florida is also a good spot. It’s right on the coast, and even though home prices are going up, there’s still demand. I think they said the median home price is around $297K, so it’s not outrageous yet.
 
I’m from Tallahassee, and the market here is booming. With Florida State University and all the state government jobs, it’s a steady economy. Housing is still affordable, and there’s always demand for rentals because of the students.

El Paso, Texas is also interesting. It’s grown a lot over the past few years, and it’s still affordable compared to other parts of Texas. Plus, being close to the Mexican border brings in a lot of business.

Seems like a lot of cities in Texas are doing well. I didn’t even consider El Paso, but it sounds like it’s worth looking into. Anyone here actually invested in Texas yet?
 
I’ve got a few properties in Georgia, but I’m tempted to branch out into Florida or Texas. These Southern markets are booming, it's crazy how many people moving down there for jobs and the lower cost of living.
